OUR OBLIGATION TO YOU AND THE TLC PROCESS

Our Obligation
We ensure everything runs to plan and that we meet and comply with all building regulations required to ensure a professional finish.
Part of our process following an onsite inspection, TLC will provide you with a comprehensive quotation containing a detailed scope of works and a full cost schedule for a complete and transparent overview of the project.
Once the quotation has been accepted, we will then provide you a weekly build schedule. This will give you a clear idea of when certain materials need to be purchased.
During the build phase, you may want to change your mind on a layout for example. No problem, we are aware changes happen all the time and we will accommodate any changes necessary as we don’t want to finish the project and you have any regrets. These changes may have some cost implications, but be assured we will discuss these costs before any works are carried out and will provide you with a variations list as regularly as required for complete transparency and so you can keep on top of your finances and overall budget.
The lists of variations also helps us eradicate any grey areas and ensures you experience a smooth project from start to finish without any unexpected increase to your budget.

1: Tender Stage
- A site visit following the initial enquiry
- A tender detailing scope of works
- Detailed cost of works
- Electrical specification
- Heating and plumbing specification
2: Tender Accepted
- We will issue a Weekly Work Schedule for the build
- Contract for works
- Project Start date
- Invoice for deposit
3: Construction Stage
- Contractors on site throughout the build
- Lease with building control
- Valuation and invoice fortnightly
- Regular and updated list of variations if required
- Clear communication and site meetings with the client/Architect
- Full project management of the build
4: Completion
- Full clean of the site
- All certificates, benchmarks and warranties issued to the client
- Completion certificate from building control
5: Aftercare
- 3 month defects period
